When marketing your home, it is important to not just BE online.

But you must have a marketing PLAN online.

Where do Buyers search for homes?

Internet is primary, followed by yard signs and then newspaper or print advertising.

Two major age groups are emerging as the top focus for Sellers when advertising their home: 

Millennials and Boombers.

According to DIGITAL RISK: When Millennials were asked where and what were most helpful in finding the home they purchased: Real Estate Agents, Websites, Internet were among the top for both categories.

There are currently 80 million Millennials in the U.S. – nearly one-fourth of the total population. And, with an annual buying power of $200 billion, they are the most lucrative market. According to AdAge, Millennials are spending an average of 25 hours per week online – and they’re craving content-driven media. They’re scouring websites, blogs, and social media because they feel empowered by all of the remarkable content they’re discovering.

BOOMBERS: They are finding their way online and use the internet as a resource in making buying decisions.

ONLINE ADVERTISING: According to NAR, more than 87% of home buyers use the Internet in their home search.There are dozens of sites that cater to buyers:

How do you advertise on all of them? ANSWER: Your Agent handles (and pays for) that.

VIDEO MARKETING - A great technology that showcases your property on-line.  A terrific way to show buyers what your home has to offer. FACEBOOK LIVE events (in lieu of multiple Open Houses ) are all the rage in Real Estate these days. See our post on the PROS and CONS of Open Houses.

YOUR OWN UNIQUE WEBSITE:We register a unique domain name for your property.  Your website address will be included in all print advertising of your property. Additionally, a custom sign rider with this domain name will be hung on your For Sale sign. This will allow passerby’s to get more details about your home by going

OPEN HOUSE: An Open House will be scheduled (typically the 1st/2ndweek on the market).  I fill out a feedback form with buyers at the Open House.  This is a great way to see your home through the buyers eyes. 

DIRECT MAIL & PROMOTIONAL MATERIALS: Just Listed postcards are mailed to your neighborhood.  A Property Information Binder for buyers to include maps, utility bills and mortgage information will be prepared and displayed at the property.  A Detailed Information Brochure will be created for all Buyers viewing the home.

MULTIPLE LISTING AND BROKER PROMOTION: Your property will be submitted to the Multiple Listing Service immediately placing your property in front of thousands of Realtors® and buyers.  A Brokers Open House will be scheduled (typically the 1stFriday on the market).  Agents will fill out a Feedback Form for additional guidance on pricing and staging. 

SIGNAGE: A "For Sale" lawn sign will be placed on the property to advertise to those driving by and create additional exposure. A domain name rider will also be hung on the sign directing the buyer to view your property featured on your personal web site.

First Time Home buyer Seminars and Non-Profits: All participants at Classes and Seminars I teach at any of the local Non-Profits, while your home is listed with me, will be given detailed information on your home and offered a private tour of your home.

PRINT ADVERTING: This is the least effective form of advertising. In today's daily life a great majority of those who "read" newspapers do so online.
