The Process Of Selling a Home

 Once you decide to sell your home, the next step is understanding the process.

 

 

Work with a professional Agent to help you:       

 

             Price the home

             Market your home

             Stage your home

             Negotiate offers/guide you

             If your current situation finds you in need of a short sale your realtor will help negotiate one.

 

When an Offer to Purchase comes in the offer will include: 

 

             An earnest deposit check (Usually $500 - $1,000) 

             Terms:  Offer may include contingencies

              Disclosures

       Your Agent will help you  negotiate the offer and terms

 

Prior to signing the Purchase & Sale:

 

Buyer will conduct a Home Inspection

Buyer will  apply for a mortgage

Review the Purchase and Sale with your realtor for accuracy and with your Attorney

 

Sign Purchase and Sale (10-14 days after offer) :

 

 Buyer will provide a 2nddeposit  check

 Buyers Lender will request appraisal and title search

 

A few weeks prior to the closing   

 

                           Obtain required Smoke/CO2 detectors, with your Agents assistance

                           Make sure you have Title V report in hand (for private septics only)

                          Schedule utilities to be out of your name & forward mail  to begin on the date of the closing

                          Notify your home owner’s insurance company that you are canceling the insurance.

                           Buyer’s lender will provide a commitment letter

 Get packing!

 

A few days prior to the closing:

 

     Have the new deed prepared by your attorney or the closing attorney

     Location and time of closing is determined by the  closing attorney

     The buyer will do a final walkthrough the day before or the morning of the closing.

     House should be clear of all personal items and in broom-clean condition

 

Day of Closing:

 

     You will “go on record,” typically at the Registry of Deeds

     You will hand over the keys to the buyers

     You receive your proceeds check

     If applicable, we will then leave to close on your new home, typically later the same day.
